Thomas Lorenzini

President and Chief Investment Officer

Mr. Lorenzini has been President of Seven Hills Realty Trust (Nasdaq: SEVN) since 2021 and its Chief Investment Officer since 2023. He is also a Senior Vice President of Tremont Realty Capital and a Senior Vice President of The RMR Group (Nasdaq: RMR). Mr. Lorenzini has over 25 years of experience in the real estate industry. Prior to 2000, he was Midwest Regional Director for Finova Realty Capital, where he managed underwriting and loan generation for offices in the Cleveland, Indianapolis, Minneapolis and Washington, DC markets. Previously, Mr. Lorenzini was a Senior Director for Belgravia Realty Capital, where he opened the Chicago office and established their Midwestern business.

Matthew Brown

Chief Financial Officer and Treasurer

Mr. Brown has been Chief Financial Officer and Treasurer of Seven Hills Realty Trust (Nasdaq: SEVN) since 2025. He is also an Executive Vice President, Chief Financial Officer and Treasurer of RMR where he oversees the accounting and finance functions and the tax department. In addition, he is Chief Financial Officer and Treasurer of Tremont Realty Capital, a wholly owned SEC registered investment adviser subsidiary of The RMR Group (Nasdaq: RMR). He is also Chief Financial Officer and Treasurer of Diversified Healthcare Trust (Nasdaq: DHC) . Mr. Brown previously was Chief Financial Officer and Treasurer of Office Properties Income Trust (Nasdaq: OPI) and Director of Financial Reporting for DHC. Prior to joining RMR in 2007, he worked in the audit practice of Wolf & Company, a public accounting firm headquartered in Boston, MA. Mr. Brown is a certified public accountant.

Jared Lewis

Vice President

Mr. Lewis has been Vice President of Seven Hills Realty Trust (Nasdaq: SEVN) since 2024. He is also a Vice President of The RMR Group (Nasdaq: RMR) where he leads a team in the screening, sizing and underwriting of new commercial real estate mortgages and is Vice President of Tremont Realty Capital, a wholly owned SEC registered investment adviser subsidiary of RMR acquired in 2016. Mr. Lewis joined Tremont’s predecessor business full time in 2002 and he has been involved in the structuring of over $3.4 billion worth of debt and equity investments involving over 300 transactions.

Lindsey Getz

Secretary

Ms. Getz has been Secretary of Seven Hills Realty Trust (Nasdaq: SEVN) since 2026. She is also an Executive Vice President, General Counsel and Secretary of The RMR Group (Nasdaq: RMR) and is a member of the RMR Management Committee. She is responsible for legal matters affecting RMR and its client companies. Prior to joining RMR in 2025, Ms. Getz was a Partner at the law firm of Sullivan & Worcester LLP where she advised both public and private companies, with a specialization in public REITs, on a wide range of corporate and security matters. She earned a Bachelor’s degree in Government and Women’s Studies from Smith College and a Juris Doctorate from Northeastern University School of Law.

Joseph L. Morea

Lead Independent Trustee

Mr. Morea has been an Independent Trustee of Seven Hills Realty Trust (Nasdaq: SEVN) since 2021 and is Lead Independent Trustee. Previously, he was a Vice Chairman and Managing Director at RBC Capital Markets, serving as Head of U.S. Equity Capital Markets from 2003 until 2012. From 2008 to 2009, Mr. Morea also served as the Head of U.S. Investment Banking for RBC Capital Markets. Previously, he held investment banking roles, including as a Managing Director and the Co‐Head of U.S. Equity Capital Markets at UBS, Inc., as Chief Operating Officer of the Investments Banking Division and as Head of U.S. Equity Capital Markets at PaineWebber, Inc. and as a Managing Director of Equity Capital Markets at Smith Barney, Inc. Prior to working as an investment banker, Mr. Morea was employed as a certified public accountant. Mr. Morea also serves on the Boards of Industrial Logistics Properties Trust (Nasdaq: ILPT) and Portman Ridge Finance Corporation.

Ann M. Danner

Independent Trustee

Ms. Danner has been an Independent Trustee of Seven Hills Realty Trust since 2024. She has served as the Founder and Managing Member of RHA Advisors LLC, a construction development and management consultancy, since 2018. Previously, she was Chief Executive Officer of Residential Homes of America, Inc. (RHA), a company that was engaged in the full-cycle development and operation of multifamily apartment projects and for sale housing, which she founded in 1986. Prior to RHA, she was Vice President and Director, Acquisitions and Sales at American United, Inc. . Ms. Danner currently serves on the Professional Advisory Board of ALSAC, as Director Emeritus of ALSAC/St. Jude Children’s Research Hospital, on the Advisory Board of Directors of First Women’s Bank and as an Independent Advisory Director of Sordoni Construction Services, Inc.

Barbara D. Gilmore

Independent Trustee

Ms. Gilmore has been an Independent Trustee of Seven Hills Realty Trust (Nasdaq: SEVN) since 2020 and is Chair of the Board’s Compensation Committee. Ms. Gilmore served as a professional law clerk at the United State Bankruptcy Court, Eastern Division of the District of Massachusetts, from 2015 until her retirement in 2018, and prior to that, at the United States Bankruptcy Court, Central Division of the District of Massachusetts, from 2001 to 2015. She was a Partner of the law firm of Sullivan & Worcester LLP from 1993 to 2000. She also serves on the Board of Office Properties Income Trust (Nasdaq: OPI).

Bill Lamkin

Independent Trustee

Mr. Lamkin has been an Independent Trustee of Seven Hills Realty Trust (Nasdaq: SEVN) since 2021 and is Chair of the Board’s Nominating and Governance Committee. He was a Partner in Ackrell Capital LLC, a San Francisco based investment bank, from 2003 to 2019. Previously, Mr. Lamkin was employed as a financial consultant and as an investment banker, including as a Senior Vice President in the investment banking division of ABN AMRO. Prior to working as a financial consultant and as an investment banker, he was a practicing attorney. Mr. Lamkin also serves on the Boards of Service Properties Trust (Nasdaq: SVC) and Office Properties Income Trust (Nasdaq: OPI).

Mark Talley

Independent Trustee

Mr. Talley founded Griswold Realty Advisors, LLC in 2012. He was also a Principal and one of the founding partners of Greenwood Commercial Real Estate from 2021 to 2023, where he provided acquisition, disposition and leasing services for clients. Prior to founding Greenwood in May 2021, Mr. Talley worked for more than 25 years in various roles in the commercial real estate industry in the metropolitan Detroit, Michigan market, including at Grubb & Ellis between 2007 and 2012 as well as at Jones Lang LaSalle (including its predecessor LaSalle Partners) between 1995 and 2007. Mr. Talley is involved in a range of non-profit and civic leadership roles in the Detroit, Michigan area.

Adam Portnoy

Managing Trustee

Mr. Portnoy has been a Managing Trustee of Seven Hills Realty Trust (Nasdaq: SEVN) since 2007. He served as a Managing Trustee of Tremont Mortgage Trust from 2017 until its merger into our company. Mr. Portnoy is a Managing Director, President and Chief Executive Officer of The RMR Group (Nasdaq: RMR) and is Chair of RMR’s Management Committee. He also serves on the Boards of several companies managed by RMR or its affiliates, including: Service Properties Trust (Nasdaq: SVC), Diversified Healthcare Trust (Nasdaq: DHC), Office Properties Income Trust (Nasdaq: OPI), Industrial Logistics Properties Trust (Nasdaq: ILPT), AlerisLife Inc. (Private) and Sonesta International Hotels Corporation (Private). Mr. Portnoy is also a Director of Tremont Realty Capital LLC, a wholly owned SEC registered investment adviser subsidiary of The RMR Group LLC. Prior to joining RMR in 2003, Mr. Portnoy held various positions in the finance industry and public sector, including working as a banker at Donaldson, Lufkin & Jenrette and ABN AMRO, working in private equity at the International Finance Corporation (a member of The World Bank Group) and DLJ Merchant Banking Partners, as well as serving as Chief Executive Officer of a telecommunications company. He currently serves as Chair of the Board of Directors of the Pioneer Institute, as a member of the executive committee of the Board of Directors of the Greater Boston Chamber of Commerce, as a member of the Board of Directors of the Massachusetts Opportunity Alliance, as a member of the Board of Directors of the Massachusetts High Technology Council and as the Honorary Consul General of the Republic of Bulgaria to the Commonwealth of Massachusetts. He is formerly a member of the Board of Trustees of Occidental College and the Board of Governors of the National Association of Real Estate Investment Trusts (Nareit).

Matt Jordan

Managing Trustee

Mr. Jordan has been a Managing Trustee of Seven Hills Realty Trust (Nasdaq: SEVN) since 2021. He served as a Managing Trustee of Tremont Mortgage Trust from 2021 until its merger into SEVN. Mr. Jordan is also an Executive Vice President and Chief Operating Officer of The RMR Group (Nasdaq: RMR), a Managing Trustee of Industrial Logistics Properties Trust (Nasdaq: ILPT), and a Director and President and Chief Executive Officer of Tremont Realty Capital. Prior to joining RMR in 2012, he held accounting and finance positions at Stanley Black & Decker Company and worked in the audit practice of Ernst & Young LLP. While at Ernst & Young, Mr. Jordan primarily focused on multinational Fortune 500 clients in a variety of industries. Mr. Jordan is also a certified public accountant.
